Sustainability Focus: Implementation of a comprehensive optimisation plan to enhance building efficiency

Objective

To develop and implement a targeted building optimisation strategy aimed at significantly improving the asset’s energy performance.

Challenge

At the time of acquisition, the building lacked an active optimisation plan to address energy efficiency and sustainability. This presented an opportunity to apply our expertise and create measurable performance improvements.

Outcome

Leveraging our in-depth knowledge of the asset and extensive sustainability experience, we identified key areas for efficiency gains and developed a prioritised implementation strategy. As a result, over 24 months, the building has achieved:

  • 33% reduction in electricity consumption
  • 31% reduction in gas consumption

The successful execution of the following initiatives drove these results:

  • Conducted a feasibility study and installed a 75 kWp solar panel system
  • Completed LED upgrades across all common areas, integrating smart sensors and timing controls to reduce unnecessary usage
  • Optimised HVAC system start/stop schedules to decrease operational hours
  • Adjusted HVAC temperature set points for improved energy efficiency while maintaining tenant comfort
  • Established ongoing performance monitoring and regular review meetings with our building optimisation team

These measures collectively culminated in the building achieving a 6-Star NABERS Energy Rating, validating the effectiveness of our sustainability strategy.
