To protect asset value by investing in projects to upgrade core building services and amenity and to reposition the asset’s appeal to the market by providing tailored subdivided tenancy options. This approach has been key in improving both the tenant experience and occupancy levels.
Vacancies within the asset became a significant issue in 2019 when the major tenant (occupying 40% of the NLA) relocated within Parramatta. In response we invested in the asset to retain its appeal in the market, those works included :- the full replacement of all 3 passenger lifts, the refurbishment of the Ground Floor foyer and all 14 bathrooms, the construction of new end-of-trip facilities, a full external repaint of the asset and the subdivision of 3 vacant floors to provide a range of bespoke and spec fitted tenancies.
